Do I need a valuation?

Yes if you’re buying or selling a property, a professional valuation is strongly recommended.

An independent RICS valuation gives you a clear, evidence-based opinion of what a property is truly worth in the current market. For buyers, this helps avoid overpaying or relying solely on the lender’s mortgage valuation, which may not reflect the actual value. For sellers, it ensures you’re marketing your home at a realistic price that attracts genuine interest without underselling.

While estate agents can provide a marketing appraisal, this is not the same as an independent RICS valuation. Likewise, a lender’s valuation is produced for their internal purposes only – often based on limited inspection – and may not reflect the full market value of the property. It’s primarily for assessing lending risk, not for advising you on what the property is genuinely worth.
